For tenants

Applying for a rental property

Finding a rental in Hamilton, Cambridge, Morrinsville or Te Awamutu is competitive, and good properties are decided quickly. The applicants who do well are usually not the ones with the most impressive circumstances. They are the ones who applied properly.

Here is how to apply for a property managed by Ray White Nexus, what to have ready, and what we look at when we read your application. Already renting a property we manage? The tenants section is where to go instead.

How to apply, step by step

01
01

Find the listing

Our current rentals are listed on the Ray White Nexus website, with the rent, the address, what is included and the date it is available. Note the ones that suit your budget, your area and your moving date.

02
02

Book a viewing

Contact the office to arrange a viewing. Give us your name, a number we can reach you on and the address. If the time offered does not work, ask what else is available.

03
03

Attend the viewing

Turn up, and turn up on time. Look at the heating, the parking and the storage, and ask about anything that matters to your household. It is also the first time we meet you.

04
04

Complete the application in full

Applications are made through the listing rather than on this website. Fill in every field. An application with gaps cannot be assessed, so it waits while we come back to you for the missing pieces.

05
05

Provide identification and proof of income

You will be asked for photo identification and evidence of your income. Have both ready rather than promising to send them later. Name everyone who will live at the property.

06
06

Give references we can contact

Provide your rental history and referees with current phone numbers and email addresses. A previous property manager or landlord is the most useful reference. If you have not rented before, offer an employer instead.

07
07

While the application is assessed

We check identity, income and affordability, rental history and credit, then present a shortlist to the owner, who decides on their own property. Keep your phone on while you wait.

Once an application is accepted

You hear from us either way. If yours is successful, the agreement is signed, the bond and first rent are paid, and the bond is lodged with Tenancy Services. We complete a condition report with photographs before you get the keys, so read it and keep your copy.

Start with our rentals page, or call the office on 07 839 2222 and tell us what you are looking for.

Getting it right

What makes an application stand out

It is complete

Every field filled, everyone listed, documents attached, referees with numbers that work. A complete application can be assessed the day it arrives.

Your referees are expecting the call

Tell your referees before you apply that we may be in touch. One who answers straight away moves your application forward. One who never picks up holds it still.

You are upfront about pets and extra occupants

Tell us about pets, and about anyone else who will live at the property. Some owners are open to a pet and will want to talk it through. Raising it at the start reads as straightforward.

You respond quickly

If we call or email for a missing document, come back to us the same day if you can. An application waiting on one attachment can be overtaken by one that is ready to go.

The property genuinely suits your household

Apply for places that fit the number of people, the rent you can comfortably manage and the way you live. Effort spent on one that clearly does not suit is effort taken from one that does.

How we assess

What we look at

Affordability

Whether the rent is manageable alongside your income and the commitments you have told us about. That is not a judgement on your budget, it is about not putting you into a tenancy that becomes a problem.

Rental history

How previous tenancies went, told by the people who managed them: rent paid on time, the property looked after, notice given properly. A first tenancy is not a barrier.

References

What your referees say when we reach them. Previous property managers and landlords carry the most weight, because they can speak to you as a tenant.

The information on the form

Whether the application is complete, consistent and accurate, and whether the identity and income checks confirm what it says. Honest information about a rough patch is easier to work with than a gap.

Applications are assessed on affordability, references, rental history and the information given on the form. If something needs explaining, put it in the application in your own words.

If it is a no

If your application is not successful

It is usually not about you

A property can only go to one household, and a good rental draws applications from people who would all have made fine tenants. Missing out says very little about the next one.

Ask us what would help

If there was something we could not confirm, a referee we could not reach or a field left blank, ask and we will tell you. That is straightforward to fix before the next property comes up.

Stay on our radar

Tell us what you are after and watch our listings. New properties come up across Hamilton, Cambridge, Morrinsville and Te Awamutu, and applying again is not a mark against you.

Keep your paperwork together

Hold on to the identification, income evidence and referee details you gathered. The next application will take a fraction of the time, and speed matters when a good property is listed.

After you move in

Once you are in the property

You have a named person to deal with

Our team is local, with an office at 18 London Street in Hamilton. If something needs fixing, use the maintenance request form so it is logged with the detail a tradesperson needs.

Know how the tenancy works

Bond, rent, inspections, Healthy Homes and ending a tenancy are covered on our tenant information page. Tenancy Services is the authority on tenancy law in New Zealand and publishes the current rules, notice periods and forms.

FAQs

Applying for a rental, answered

Where do I find rentals available through Ray White Nexus?

Our rentals page links straight through to the current Ray White Nexus listings. If you cannot see what you are after, call the office on 07 839 2222 and tell us what you need.

Do I have to view the property before I apply?

We would much rather you did. Photographs only tell you so much, and a viewing is where you learn about the heating, the parking, the noise and the layout. If you are moving from out of town and cannot get there, talk to us.

Can I apply for more than one property at a time?

Yes, and it is sensible to. Each property is a separate application. Let us know if you are successful somewhere else so we can withdraw the others.

What do I need to have ready before I apply?

Photo identification, evidence of your income, the details of the places you have rented before, and referees with current phone numbers and email addresses, plus the details of everyone who will live at the property.

Who decides which application is successful?

We assess the applications and present a shortlist, and the owner of the property makes the final decision. That is why we cannot promise an outcome on any application that has not been confirmed.

What happens after my application is accepted?

The tenancy agreement is signed, the bond and first rent are paid, and the bond is lodged with Tenancy Services. Before you take the keys we complete a condition report with photographs, the record the property is compared against when you move out.
