We run the tenancy end to end: marketing the property and holding viewings, screening applicants, preparing the tenancy agreement, lodging the bond, collecting and monitoring rent, carrying out routine inspections with photo reports, arranging maintenance, and keeping the property in line with the Residential Tenancies Act and the Healthy Homes standards. You get statements for your accountant and one person to call.
Against what comparable properties in the same part of town are actually letting for, adjusted for condition, heating, parking and how quickly you want it tenanted. We show you the comparables at appraisal so you can see how the figure was reached rather than being handed a number.
Every applicant is checked for identity, income and affordability, rental history with previous landlords or managers, and a credit and Tenancy Tribunal check. A shortlist comes to you with what we found, and you have the final say on who is offered the tenancy.
Routine inspections are scheduled through the year at intervals that suit the tenancy agreement and your insurer, with the notice the Residential Tenancies Act requires given to the tenants. Each one comes back to you as a written report with photographs. The inspection schedule for your property is confirmed by Nexus when the management agreement is signed.
We arrange it, using trades we already work with in the Waikato. You set an approval limit so small repairs are handled quickly without a phone call, and anything above it is quoted and sent to you for a decision. Urgent work affecting health, safety or the security of the property is dealt with immediately and reported to you.
Rent is monitored and arrears are followed up in writing as soon as they appear, following the process the Residential Tenancies Act sets out. If it is not resolved, we take the matter to the Tenancy Tribunal on your behalf and keep you updated at every step. Acting early is what keeps a small arrears problem from becoming a large one.
They are the minimum standards for heating, insulation, ventilation, moisture ingress and drainage, and draught stopping that apply to residential tenancies. Whether a property already complies depends on its age and what has been done to it. We assess the property, tell you what is required, and hold the compliance statement on file. Tenancy Services publishes the current requirements and timeframes.
Management does not replace insurance. Standard house cover often does not extend to loss of rent or deliberate tenant damage, so most landlords hold a specific landlord policy. Talk to your insurer or broker about what your policy covers, and tell us what your policy requires of inspections so we can meet it.
A fixed term tenancy runs to its end date, and a periodic tenancy has notice rules set by the Residential Tenancies Act, so the answer depends on the tenancy you have. Tell us what you are planning as early as you can and we will explain the notice and timing that applies, and how to market a property while people are still living in it.
Management is charged as a percentage of the rent collected, with letting, inspection and maintenance coordination charged alongside it. The fee schedule is confirmed by Nexus and given to you in writing with your rental appraisal, before you sign anything. See the fees page for what is included and what is charged separately.
