For landlords

Switching property managers

Most landlords who are unhappy with their property manager stay put because they think moving is difficult, or that it will upset a good tenant. It is neither. The tenancy carries on exactly as it is, and the work of moving it sits with us.

Here is what happens, in order, when you move a managed property to Nexus.

Five steps to moving your property to Nexus

01
01
Give notice to your current manager

Check your management agreement for the notice period and how notice has to be given, then send it in writing. We can look over the agreement with you first and tell you what it says. You do not have to explain yourself to them, and you do not need to wait for a tenancy to end.

02
02
Handover of records and the bond

Your outgoing manager passes over the tenancy agreement, the entry condition report, inspection reports, the Healthy Homes compliance statement, keys and the rent ledger. The bond record is transferred at Tenancy Services so it sits against Nexus as the new manager. We chase the paperwork so you do not have to.

03
03
Introducing ourselves to your tenants

Your tenants are told in writing who is managing the property from the handover date, where to pay rent, and how to reach us for maintenance. A change of manager does not change their tenancy or their rent, and getting that message right keeps a good tenant settled.

04
04
First inspection and a proper baseline

We inspect the property early on so we know its real condition rather than relying on someone else’s file, and you get a written report with photographs. If anything has been missed, including compliance work, you hear about it from us with options rather than finding out later.

05
05
Ongoing management

Rent monitored and arrears followed up in writing, routine inspections through the year, maintenance arranged to an approval limit you set, and statements to you and your accountant. One local team, and a person you can name when you call.

FAQs

Switching property managers, answered

Can I change property managers while the property is tenanted?

Yes. Changing manager does not end the tenancy and does not require your tenants to agree. The existing tenancy agreement carries on unchanged, and the tenants simply pay rent to and deal with a different manager from the handover date.

How much notice do I have to give my current property manager?

That is set by the management agreement you signed with them, not by law, so it varies between agencies. Read the termination clause, or send it to us and we will read it with you. Once notice is given the handover usually follows quickly.

What happens to the bond when I switch?

The bond stays lodged with Tenancy Services. The record is updated so Nexus is shown as the managing agent, which means bond refunds and any claim at the end of the tenancy come through us. The tenants do not have to re-lodge anything.

Will my tenants be unsettled by the change?

Handled properly it is a non event for them. Their agreement, rent and rights do not change. We write to them before the handover, tell them exactly what stays the same, and give them a direct point of contact for maintenance, which is often better than what they had.

What if my current manager does not hand everything over?

It happens, and we follow it up on your behalf. Where a record cannot be produced, such as a missing entry condition report or Healthy Homes statement, we tell you what is missing and what needs to be done to put the file back on a proper footing before it becomes a problem at the Tribunal.
