One rental is something you keep an eye on. Three or four is a small business: more paperwork, more trades, more compliance dates, and more chance of two properties needing something in the same week.
The work does not simply multiply, it changes shape. Vacancies start colliding, records that lived in your inbox have to be produced on request, and the person you call needs to know every address you own.
Nexus manages portfolios across Hamilton, Cambridge, Morrinsville and Te Awamutu, with one team and one set of records behind all of it.

One property is a folder. Several is a filing system that has to reach your accountant in a usable form. You get a statement per property and an end of year summary, in the same format.
If every fixed term expires in the same month you are marketing several properties at once to the same pool of tenants. Where the tenancies allow, we stagger renewals so vacancies spread rather than stack.
What wears portfolio owners down is being passed between people. You deal with a property manager who knows every address you own, not a new name for each one.
A limit that suits a tidy townhouse is wrong for an older house needing constant small work. You set a maintenance approval limit per property, and anything above it is quoted to you.
Consistent reporting makes the differences visible: which property costs you in repairs, which lets quickly, which keeps tenants. That only works if each is recorded the same way.
Healthy Homes obligations, entry condition reports and bond lodgements sit against the property, not the owner, so we hold a file per address. Tenancy Services publishes the standards that apply.
Rentals in one street or one type of housing move together, and so do their vacancies. Owning across more than one Waikato town means your demand is not tied to a single employer or school zone.
Before buying again it helps to know what you already own is letting for and how long it takes to fill. We can appraise a property you own alongside one you are considering.
Waikato investors rarely stay inside one town, and each town lets to a different sort of tenant. Splitting a portfolio between agencies means different reporting, different inspection habits and more people to chase. One team across every town we cover keeps it comparable.

Every property in a Nexus portfolio is managed the same way as a single rental: marketed and shown by us, tenants screened, the bond lodged with Tenancy Services, rent monitored, arrears followed up in writing, inspections returned as photo reports, and maintenance arranged with trades we already work with.
What portfolio owners get on top of that is consistency. The same process on every address means a question about any one property is answered from the file rather than from memory, and the office brings over 50 years of combined experience to it. Start with a free rental appraisal on one property or all of them, and read the property management fees page.

Moving more than one managed property is less work than it sounds, because each is its own separate job with its own management agreement, notice clause, tenancy and bond record. Send us the agreements and we will read the notice terms, then put the properties in an order that works, together or one at a time. The steps for each address are set out on the switching property managers page. Your tenancies do not change, and neither does the rent your tenants pay.

We can tell you what a property is realistically letting for in its street, how it presents against the others available, what would let it faster and what compliance work it needs. That is our part of the job, and we put it in writing. How the properties are owned, financed and taxed is your accountant’s part, and we will say so rather than guess. For tenancy law itself, Tenancy Services is the authority.

Yes. Nexus manages rentals across Hamilton, Cambridge, Morrinsville, Te Awamutu, Huntly, Ngaruawahia and Te Kauwhata and the districts around them, with offices in Hamilton, Cambridge and Morrinsville. A portfolio spread across those towns is handled by one team and reported in one place.
No. You have a property manager who knows your portfolio, so you are not explaining the same background every time you call about a different address.
Yes, and most owners with several properties do. The limit is agreed per property and recorded in the management agreement, so a repair at one address is handled straight away while another comes back to you first. Urgent work affecting health, safety or security is dealt with immediately, whatever the limit says.
A statement for each property through the year and an end of year summary, plus a written report with photographs after each inspection. Because every property is recorded the same way, you can compare them and hand the set to your accountant as it is.
Management is charged as a percentage of the rent collected on each property, with letting, inspection and maintenance coordination alongside it. The fee schedule is confirmed by Nexus and given to you in writing with your rental appraisal, before you sign anything.
No. Some owners move the whole portfolio on one handover date, others move one property first and bring the rest across as their agreements allow. Each has its own management agreement and notice period.
