Plenty of Waikato rentals are owned by people who no longer live here. A job took you to Auckland or Tauranga, a family move took you to Australia, or you went further and kept the house rather than sell it in a hurry.
It works, but only if someone local is genuinely accountable for the property. Distance turns small things into slow things: a tradesperson who cannot get in, a tenant who cannot reach anyone, an inspection nobody attended. Nexus takes the whole tenancy for owners in Hamilton, Cambridge, Morrinsville and Te Awamutu, with over 50 years of combined experience behind the team.
Start with a free rental appraisal, or read on for what changes when you are not the one driving past.

Viewings, meeting a tradesperson at the door and being a face the tenant knows all need somebody in the same town. Our offices are in Hamilton, Cambridge and Morrinsville, so whoever attends your property is already in the district.
When you cannot walk through the property yourself, the report is the property. Routine inspections come back in writing with photographs, so you see the actual condition of the rooms rather than taking a description on trust.
You set an approval limit at the start. Routine repairs under it are arranged without waiting on you, so a leaking tap does not sit because of the time difference. Anything above it is quoted and sent to you to decide.
Applicants are checked on identity, income and affordability, rental history with previous landlords or managers, and credit and Tenancy Tribunal checks. You get the shortlist and the reasoning, and the final say, without being in the room.
Tell us where you are and how you want to be contacted. Most things are better in writing anyway, so you can read them when your day starts rather than be woken for something that can wait. Genuinely urgent matters are dealt with first and reported afterwards.
Monthly statements and an end of year summary go to you, and straight to your accountant if you want. Invoices for work paid on your behalf are attached, so the file is already in order at return time.
A set of keys stays with us rather than with a neighbour, a relative or a lockbox at the property. That matters when a tradesperson needs to get in and you are on the other side of the world.
Your tenants have a direct point of contact for maintenance rather than an inbox you check when you can. Work affecting health, safety or the security of the property is dealt with straight away and reported to you.
Too low and you will be approving small jobs from another time zone. Too high and you lose sight of the spend. We will talk it through against the age and condition of the property, and you can change it later.
A partner, a relative or your lawyer can be named as a second contact for decisions above the approval limit. Tell us in writing who that is and what they can decide, and we hold it on file.
Rent goes to a New Zealand bank account in the ownership name on the management agreement. Confirm which account that is, and that you can still operate it from overseas, before you leave rather than after your first statement.
The Healthy Homes standards cover heating, insulation, ventilation, moisture ingress and drainage, and draught stopping. Compliance work is far easier to organise while you are still here to see it. We assess the property, tell you what is required and hold the statement on file.
Landlord policies usually carry conditions about inspections and how long a property may sit empty. Read yours before you go and tell us what it requires, so we manage to it rather than find out at claim time.
If you are leaving soon, call the office on 07 839 2222 and we will work to your timeframe.
How rental income and a New Zealand property are treated once you live overseas depends on your own circumstances, and it is a question for your accountant or Inland Revenue. We are property managers, not tax advisers, and you should be wary of anyone in our industry who says otherwise.
What we do is make the answer easy to produce. Statements, invoices for anything paid on your behalf and an end of year summary go to you and, if you want, straight to your accountant. Our fees page sets out what management includes and what is charged separately.

Managing from a distance only works if the manager is close to the property. We cover Hamilton, Cambridge, Morrinsville and Te Awamutu and the districts around them, from offices at 18 London Street in Hamilton, 73b Victoria Street in Cambridge and 244 Thames Street in Morrinsville.

If the property is already with another manager and the arrangement is not working from a distance, you can move it without ending the tenancy and without your tenants having to agree to anything. Their agreement, their rent and their rights stay as they are.
Notice is governed by the management agreement you signed with them, so read the termination clause or send it to us and we will read it with you. The handover of the tenancy file, keys, entry condition report, Healthy Homes compliance statement and the bond record at Tenancy Services is work we chase on your behalf. Our page on switching property managers sets out the order it happens in.

The first conversation is about your property, not a sales pitch. What it should let for, what condition it is in, what the tenancy looks like now, and whether managing it from where you live is realistic. If it is not the right time to move, we will say so.
Book a free rental appraisal, send the details through the contact page, or call 07 839 2222 and tell us what time of day suits you to talk.

Yes. Viewings, inspections, maintenance and tenant communication are all handled here, and you deal with a named property manager rather than a call centre. You do not need to be in the Waikato at any point.
It changes how we communicate, not what we do. Reports, statements and quotes come to you in writing so you can act on them in your own working day, and routine maintenance under your approval limit is arranged without waiting on a reply.
No. The management agreement is signed by you as the owner and can be completed remotely. The tenancy agreement itself is prepared and signed by us as your managing agent, along with lodging the bond with Tenancy Services and completing the entry condition report.
Each routine inspection comes back as a written report with photographs of the rooms and any issues found, so you can see the condition rather than take our word for it. If something needs attention you hear about it from us with options.
Tax treatment for a non resident owner depends on your own circumstances, and it is a question for your accountant or Inland Revenue rather than for us. What we can do is make it easy to answer: monthly statements, invoices for work paid on your behalf, and an end of year summary, sent to whoever you nominate.
Yes. Changing manager does not end the tenancy and does not require your tenants to agree. Notice is set by the agreement you signed with your current manager, and the handover of records, keys and the bond is work we do on your behalf.
